CHECKLIST

Safety valves on boilers, safety relief valves (pressure­temperature relief valves on fired and electric hot water tanks) flushed and tested manually on a regular basis.
Steam boiler low water cut-offs and bottom drains blown down/tested regularly.
Boiler water tested regularly and chemical treatment checked and adjusted as required.
Air conditioning units pumped down for season; chilled water exposed to freezing temperatures drained.
Electrical room air filter checked, rooms cleaned (not used as storage), transformer cooling air grills clear.
During summer months: boilers drained and cleaned as required, electrical switchgear exercised to prove mechanical integrity and connections checked tight.
During winter months: plan to have air conditioning unit motor/ compressor units overhauled, contactors (points) checked.
Check that no openings exist that could cause freezing of water piping; check insulation adequate, doors closed properly.
